Comparative Market Analysis

A Comparative Market Analysis (CMA) estimates a property's value based on the sale prices of similar properties in the area. The CMA considers factors such as location, size, condition, and features of both the subject property and comparable properties.

CMAs can be completed in as little as a day and usually cost a few hundred dollars depending on complexity.

Restricted Appraisal Report

A restricted appraisal report is a document that provides a valuation of a property while limiting the analysis and detail included. It includes property information, a summary of the appraisal process, and a value estimate but may lack the detail found in a full appraisal report.

Restricted appraisal reports can be completed in as little as 1-2 weeks and cost a little less than a full report.

Full Appraisal Report

A full appraisal report is a document that provides a valuation of a property. It includes information about the property, the appraisal process, and the final value estimate. This type of report is used in situations like mortgage lending, property tax assessments, and legal disputes.

Complete reports are usually completed in 2-6 weeks depending on complexity and usually cost between $2,500 and $9,500
